About AL MAMOURA
This imposing Headquarters development comprises two new state of the art office buildings located in the strategic Al Muroor district in Abu Dhabi. Al Mamoura reflects the first model for the new Grade A international standard buildings that are being developed in Abu Dhabi with corporate occupiers in mind.

Located just off 4th Street (Old Airport/Muroor Road) and between 13th (Delma Street) and 15th Street (Mohammed Bin Khalifa street) Al Mamoura continues the expansion of Abu Dhabi’s CBD to the South, away from the increasingly congested core and towards the more up market residential areas and with easier access both to the international Airport and to Dubai. An increasing number of premium government functions and international corporate headquarters are moving into the area as buildings become more available.

Building A is a bespoke headquarters facility, built by ALDAR for Mubadala Development Company and Environment Agency – Abu Dhabi who occupy the majority of the building. Additional office space has been leased to:

Providing Grade A standard offices ground, mezzanine and ten upper floors, Building A totals some 40,000 m2 net. An open floor plan on each level allows for the space to be subdivided into customized tenanted areas. The main entrance and lobby are designed to provide a spectacular arrival area presenting visitors with a truly breathtaking view as they enter.

Building B comprises of approximately 21,000 m2 of lettable offices on Mezzanine to 12th floors above a retail ground floor with a lettable area of 1,110 m2 across six units, capable of combining into up to two units.

The building is designed in a more functional style than Building A but with no less a quality of finish and layout. Each floor has an easily divisible grid and is provided with full access raised floors and conveniently positioned fan coil air conditioning. Occupiers are able to install ceilings and lighting to suit their own office layouts.

In addition to premium quality space, occupiers of both buildings benefit from an impressive 150 seat auditorium, an on site café with private dining room, travel agency services and an ATM. There are male and female prayer rooms. Parking for over 750 occupiers’ cars is provided in the fully secure rear parking building and 90 shaded visitor’s bays are located at ground floor level between the two buildings.

On site management and security is provided 24 hours a day.
